which lacks a formal opinion. A "Formal Valuation"
is much more detailed and therefore more expensive, but it contains
detailed explanations of theory and methodology, a signed opinion
and professional qualifications to render such opinion. My valuations
have been accepted as those of an expert in both State and Federal
court.
